November Leelanau Home Sales (Finally) Show A Dip

Home sales in November in Leelanau County were down slightly from last year, but overall have been up and down the last several years. There were 27 homes sold last month, compared with 31 sold in November 2023, but that number was up from the 19 sold in November 2022. That lack of any trend the past several years also continues in terms of prices, which averaged $637,530 last month on total sales of $17,213,331, compared with $738,077 in November 2023 on sales of $22,880,400, $796,494 in 2022 and $549,172 in November 2021.
Sales thus far this year don’t paint a much clearer picture. There have been 344 so far this year for an average price of $791,999 on total sales of $272,447,699. For the first 11 months of 2023, those figures were 353 sales totaling $261,353,807 for an average sale price 740,379. This year’s average price even outstrips 2022’s record pace of $758,394. The year-to-date total sales volume of $272,447,699 lags behind the $282,542,135 of 2021.
